Monteath & Powys provided planning support to gain all approvals for a vibrant development in Islington, which will see infill housing built within easy reach of public facilities and transport.

The site at 11-15 Beaumont Street, is located within the Islington Village Centre, a short walk to Hamilton Train Station and a number bus routes.  The development is consistent with regional and local planning strategies, which identify the site as a strategic centre and part of the urban renewal and infill development around key transport nodes.

The approved development comprises a mixed use shop top development:

  • Commercial tenancies at ground level
  • 4 x Studio apartments
  • 3 x 1 Bedroom apartments
  • 2 x 2 Bedroom apartments


Monteath & Powys worked with the Client and Patternshop Studio to prepare a Development Application to City of Newcastle for the Proposal.  Our expertise ensured that the Proposal continued to reflect the vision of the Client and Architect for the locality, whilst also ensuring project feasibility, and the best balanced outcome for current and future residents of the Village Centre.

Newcastle's Urban Design Review Panel assessed the proposal against the nine design quality principles of the Apartment Design Guide (ADG) identified in SEPP 65 (State Environmental Planning Policy No 65 - Design Quality of Residential Apartment Development).  Extensive negotiation and engagement were completed with stakeholders to confirm the public interest was not jeopardised, and that the development was on sound planning grounds.  The area has been identified for future Transport Oriented Development.

The development was approved in December 2023, supported by City of Newcastle as being consistent with the objectives of applicable environmental planning instruments, and considered an appropriate scale and form for the site's locality and character.  The building will provide both apartments and places for people to come together, adding housing and commercial premises within an existing urban area which is supported by good amenity and public facilities.
