M&P was engaged by Property & Development NSW to undertake a superintendency role for the delivery of a significant workplace fit-out at a government office in High Street, Maitland. Delivered in two stages to minimise disruption, with a staged handover across two levels, the project transformed an existing base building into a modern, compliant, and fully serviced workplace fit for a consolidated government tenancy.

The scope of works was extensive, encompassing full demolition and strip-out of the existing fit-out and base building amenities, followed by construction documentation and delivery of brand-new fit-outs across the entire Level 1 and Level 2. Base building amenities were redesigned and reconstructed, including the introduction of new "All Gender" facilities at each toilet block, alongside all associated services provisions. New ceilings were installed throughout, with services relocated or reconfigured as required, and the existing metering system was extended to suit the upgraded tenancy.

Building services upgrades were a key focus, including new emergency and exit lighting, modifications to the existing lighting control system, a new security system, a new intercom system, and new on-floor electrical duct heaters. M&P also coordinated a site audit of existing on-floor mechanical equipment, including VAVs and temperature sensors, to inform reuse and integration strategies. New on-ceiling fire services and a fire indicator panel were installed, together with all necessary compliance upgrades — including performance solutions — to ensure the completed space met current standards.

Throughout delivery, M&P managed base building miscellaneous works and coordinated closely with the head contractor and PDNSW stakeholders to ensure minimal disruption and a smooth staged transition into the new workplace. The successful delivery of this project — gained through M&P's standing on the NSW Government Tender Panel and its reputation built over decades of public sector work — stands as a strong example of the trust our clients place in M&P to deliver complex, multi-service refurbishments to a high standard, on time and on budget, even within demanding live operational environments.
