What is a Stratum Subdivision?
A stratum subdivision is the horizontal and vertical division of a building into volumetric lots — such as retail on the ground floor, commercial offices above, and residential units at the top. Each use can be owned, operated, or sold separately.

This approach allows flexibility in ownership and management, often enabling different parts of the building to be developed or sold independently. It's also a crucial step before registering strata plans or establishing shared facilities.


How do Strata Subdivisions fit in?
Once the building is subdivided into stratum lots, a strata subdivision can be registered within one or more of those lots — typically for the residential component. This allows for the sale of individual apartments and the management of common property areas like foyers, lifts, and rooftop gardens under a strata scheme.

Where multiple stratum lots rely on the same building infrastructure, a Building Management Statement outlines the rights, responsibilities, and obligations of different owners or entities within a building. They define:
